Addition

The Challenge:
This is a 1936 vintage home with original charm that was too tight and lacked a large enough closet. Enlarging the home was not an option.
The Idea:
We wanted to create a larger master bedroom suite while still having a bathroom that was accessible to the first floor. The challenge was to maintain the integrity of the home within the original envelope and the feel of the artisanship.
The Solution:
We rearranged the typical bedroom bathroom bedroom to master bedroom walkthrough closet master bathroom with a second entrance.
The Details:
Carrera marble vanity top, Double ended cast iron claw foot tub, heated tile floors, custom closet package, sconces in the mirror. Pocket doors, Central vacuum, and a laundry chute. |
Addition

Time Frame: 9 weeks
The Challenge:
This is a 1953 vintage home with original charm that had a low ceiling in the second story. The challenge was to increase the head height in the area and natural lighting while staying within “the envelope” of the home.
The Idea:
We discovered hidden space above the ceiling. Engineers allowed us to raise the collar ties, which provided the additional head room. Eyebrow windows above existing windows along with a skylight gave the additional required natural light. Splitting the HVAC system and using spray foam insulation for efficiency. Access the home via a ramp to limit the impact of remodeling on the clients.
The Solution:
We created an OSHA approved ramp. We raised the ceiling and provided curved ceilings to harmonize with the home and new eyebrow windows. We opened the stairwell and provided a high efficiency HVAC system separating the upstairs from the rest of the home.
The Details:
Repurposed balcony door, reused existing solar-tube, mini duct HVAC system, velux skylight, recycled Corion countertops, soy based spray foam insulation.

Addition

The Challenge:
This is a historic home in the North End that was relocated to the current site. Because of the historic nature of this home, we could not change the look from the street. The owners wanted to add a master bedroom suite and a guest bathroom.
The Idea:
To build an addition that included a functional basement off the rear of the house.
The Solution:
We added a full multi-purpose basement with 9 foot ceilings with multiple egress windows. On the first floor, we built a new master bedroom suite as well as the new guest bathroom. We complemented the transition from the original house to the new addition with a large arched doorway.
The Details:
Sunken shower, arched doorway, skylight, vessel sink, custom made bakote countertop.

Garage

Time Frame: 2 weeks
The Challenge:
The Owner had a non-functional garage that was falling down, He wanted to be able to store vehicles and be able to work in the garage at a workbench.
The Idea:
Use as much space as the city would allow and keep the leas setback from the rear property line. The Owner wanted Levco to build the shell and finish it himself.
The Solution:
We worked with the city to maintain a 9’ setback and made a new garage with siding and roofing that harmonizes with the existing home.
The Details:
We added a bonus room truss system for additional storage in the rafters. ( No additional cost to the Owner)

KITCHEN REMODELS
Minor Kitchen Remodel

Time Frame: 3 weeks
The Challenge:
This was a 60’s Kitchen that had outdated appliances and a poor workflow. The kitchen it felt cramped and needed updating on a very tight budget.
The Idea:
Open the area between the entry / living room and create a counter. Rearrange the appliances.
The Solution:
We opened up the wall and used a complimentary arch. We also removed an unnecessary hallway wall and were able to keep the cabinetry. We replaced the flooring with vinyl and countertops with laminate. We splurged on two pendant lights and a tiled backsplash.
The Details:
New downdraft range kept the new opening large.

BATHROOM REMODELS

Time Frame: 3 weeks
The Challenge:
This was a 1963 Original guest bath; it had an out dated color scheme and some floor rotting issues from a poorly sealed toilet seal. There was minimal space between the tub and the cabinet to work with
The Idea:
To find a tub that was as narrow as possible and place the toilet at the minimum code clearance then let that set the width of the cabinet to meet code.
The Solution:
We cleared everything out and reinforced the floor. We re-plumed the bath and replaced every component. We located a remnant granite top and did the project quickly and efficiently. We also framed the mirror in the same material as the cabinet for a nice finishing touch

The Challenge:
This was a 1978 Original guest bath; it had an out dated color scheme and some typical leaking at the faucet and rim of tub. It had poor lighting needed refreshing
The Idea:
To add a solar tube and update the look of the room while maintaining the charm of the home.
The Solution:
We cleared everything out and replaced the components of the room. We also added a solar tube and an exhaust fan on a timer.

The Challenge:
This was a 70’s master bath; It had an unusual display shower that was open to the bedroom. It had no doorway to the bath and it had a dark dropped ceiling. The toilet was in a separate room and there was sliding glass doors to a closet behind the double vanity.
The Idea:
We noticed that the ceiling could be vaulted , and the client wanted natural light. We knew that we had to rearrange the area to make the master bath work.
The Solution:
We vaulted the ceiling and created a bathroom with a door. We moved the shower into the area that the toilet occupied and the toilet into the old closet area. We created a closet where the old shower was. We solved the natural light problem with a skylight in the hallway leading to a light well that sends light into the hall and borrowed light into the bathroom.
The Details:
Lime stone countertop, lights in the mirrors, floating cabinet with under lighting, heated tile floor.

MISC. REPAIRS

Time Frame: 2 days
The Challenge:
An older home with a poorly maintained exterior wood back door needed replacement.
The Idea:
Use a fiberglass door to improve insulation and security.
The Solution:
We removed and repurposed the door and replaced it with a fiberglass door reusing the old hardware. It now has a great seal and an operable window.
Details:
The door qualified for a tax credit.

Time Frame: 2 days
The Challenge:
This was a tight bathroom. The existing cabinet was oversized and was covering old wallpaper and unfinished hardwood floor. The client wanted us to replace the entire unit with a smaller cabinet but it would have caused us to do extensive work on the wall and floor.
The Idea:
Use a keepsake sink and just remodel the counter top.
The Solution:
We took off the top and cut the cabinet to hug wall, then made a custom tile countertop to show off the sink.

GENERAL REMODELS

Time Frame: 6 weeks
Investment: $80k
The Challenge:
This is late 1970s household with an enclosed kitchen. The owners wanted to have a more ‘open’ concept with natural lighting. They hired an architect to design and draw the plans, and came to us to implement the plan. They gave us a photograph of the desired final look.
The Idea:
Eliminate multiple walls and have an exposed glu-lam beam to support the roof. Use bamboo in the cabinetry.
The Solution:
We eliminated multiple walls in the kitchen, added 6 tall windows for natural lighting including 2 casement windows for ventilation. We also added a large skylight to the kitchen, installed a 30 foot glu-lam beam, upgraded the kitchen electrical/lighting plan. The results were spectacular.

The Challenge:
The Owner found an older home in the north end and wanted to add additional square footage and a home office.
The Solution:
We added 12’ to the rear of the home and developed the upstairs into a master suite and office space. We also remodeled entire first floor including the kitchen.

FIRE/WATER RESTORATION
Fire and Water Damage

The Challenge:
This is a home where the owners noticed some hardwood floor cupping on a Friday and called to set an appointment for Monday at 3pm. Upon our arrival the owners had heard a loud snap and greeted us at the door.
The Idea:
On removal of countertops and cabinetry, the owners decided to upgrade from laminate to granite, and replace their sink too.
The Solution:
We had to remove lots of flooring just to get the fridge out and stop the leak. Cleanup and repairs were extensive however, the result are stunning. We assisted the owners with material selections and were able to keep a temporary kitchen operational. I even took them to dinner the night their floors were being sealed.

Fire and Water Damage

The Challenge:
We often encounter water damage problems that require immediate action. Some are acute and others are chronic.
The Solution:
Whatever the problem, we explore it and expose it all looking for the smoking gun. Once identified, we repair the immediate problem and settle upon a repair solution. Often this involves insurance companies.

EGRESS WINDOWS

Investment Range: range $1,500-$2,200 per window
Time Frame: 2 days
The Challenge:
Adding Egress windows is a favorite project of ours because it instantly increases the value of your home. It has the advantage of adding natural light and, heaven forbid if you do need to get out of your home in an emergency, it will make that task easier.
The Solution:
Here are many photos of projects. We hand dig our window wells to avoid ruining any wiring and or piping near your home. Then we dig well below the area that will be cut into your concrete wall. We waterproof the wall and back fill the area with drain rock and take the excess dirt away. Exterior window wells come in all shapes and sizes it just comes down to a personal choice. Interior trim out of the window usually harmonizes with the existing trim in the home.
